What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you need, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How do floorplan services work?

During a floorplan service, an appraiser takes measurements of the property with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch the property. Then, the appraiser creates a report and a more detailed sketch showing the total living area and the general layout of the home. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service necessary?

Real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from various sources, and sometimes go unproven — which means you may be paying for more space than you have! Unless an appraiser has performed a recent appraisal or home measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting a property up for sale

A floorplan service will secure a fair price for your house. Square footage is one of the biggest factors potential buyers consider when purchasing a home — but since square footage values are often estimated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of the home as well as the number of potential buyers. The only dependable method of using a precise GLA when listing your home is to refer to a previous appraisal or measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

Information for agents

To ensure that your client's home sells at a price that accurately reflects market value, we advise asking for a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tool for getting potential buyers interested since they can view the layout and attributes of the property before and after a tour.
